Unincorporated communities

Cambria, Los Osos, Nipomo, Santa Margarita and Templeton have no city government. The County of San Luis Obispo Planning & Building department handles zoning and permits, and local community services districts supply water and sewer. Water and growth limits shape what can be built: Los Osos allots new homes each year under a growth cap, and vacant lots in Cambria wait on a water waitlist. Each community page explains the local rules.
